Realtor - "Don’t worry. It’s not a waste of time for me at all. I’m in it for the long run. I'll send you a list of houses I picked out for you the day before and we'll go check them out"

The day before

Realtor - "Hey, here are the 5 houses I picked out for us to go see (These weren’t in the neighborhoods I’m interested in and were significantly cheaper than the houses I wanted to look at, despite me telling him this many times before), I'll see you at *address* at 11 AM tomorrow"

Me - "Hey, regarding tomorrow's meeting, I think there was a bit of a misunderstanding. We spoke about how I don't own a car, I was under the impression that we would be meeting downtown at the agreed-upon time, not at the first house. I actually have an appointment 30 minutes before that time, so factoring in the public transportation commute, it will be impossible for me to make it. I’m very sorry, but could we postpone to another time?"

Realtor - "Oh, I’m sorry. I don’t offer that service. You know, the people who do offer it are those who are incompetent and don’t bring the same level of attention to detail or market trend analysis as I do, right? How about I compensate your Uber ride this time, and I’ll meet you there?"

Me - "Thank you so much for this generous offer; I really appreciate it. I just want to be transparent that while I value your expertise, and while transportation is not a must for me, is an added benefit that some other realtors have offered to me before. I just want to let you know that there’s a possibility I might speak with them again to see what kind of service they can provide and gauge if they are capable of providing the same level of analysis as you. So again, I don't want you to think you wasted your time and money on today's informational tour if I do end up potentially working with someone else, for that reason, I still want to postpone our meeting today and I do apologize for this miscommunication"

Realtor - "I told you those realtors are stupid, they don't offer anything other than chauffeur service. It sounds like you are not looking to work with a realtor but just looking for a ****ing cab driver. I'm not a ****ing cab driver, go work with those ****ing cab drivers then"

Nothing you said or done was wrong at all.

#1. You were completely transparent and told him that you're still getting a pre-approval from your mortgage broker. This is actually very good communication on your part; I'm sure realtors have dealt with clients that were looking at houses way higher than what they can ever be approved for, aka, time wasters.

#2. Yes winter months prices are typically lower than spring and summer month, but it's pushy AF for him to say "you'll never see these prices again." Classic greasy realtor creating FOMO.

#3. How does a realtor willing to pick up and drop off a client, means they will be a worse realtor? He's acting like his "market trend analysis" is some proprietary algorithm, when in reality it's probably free information from RECO that any realtor and even public can see. Lmao.

#4. You politely told him that you have other realtors willing to pick you up, and might see other realtors instead due to this. At this point, there's no BRA and the realtor has invested almost no time and effort to you other than occasional emails and text. Sure as hell didn't invest any actual time and gas driving to showings, even if you were to meet him there. I'm sure realtors have even had clients straight up GHOST them without a word, after showings and no BRA.

#5. Bro throws a temper tantrum over nothing. If he was smart, he would instead refer you to another realtor that was willing to chauffeur you, and if you closed with that realtor, would have got some kick back of the commission for the referral. Aka, free money for no work.

Once again... Another realtor probably with a useless degree or diploma just wants to get an easy commission with minimal work.

OP currently lives = Downtown TO
Areas of Interest = GTA (1 hour outside at most)

Now that you’ve brought up the third point, I agree with you lol. After looking at some stats from HouseSigma and Realm MLS, I noticed some discrepancies in the data he was presenting to create this narrative of FOMO and a secret seller's market that no one knows about. He only showed the MOI for select neighborhoods, none of which I was interested in, claiming they were the most affordable areas. He also didn’t provide the average DOM or the number of houses sold below or above asking. He could be right in all his analysis, but I was just weirded out that he decided not to show me this information in his "analysis"

When I asked him to send me the deck he prepared so I could review the data myself, he declined, saying the data was proprietary and that if other realtors saw it, they would copy his techniques haha

My SO thinks this is the real reason he blew up at us, because I kept pointing out the gaps in his data.

Ok we got some progress with this bubblehead.

So if it's a typical day with 401 and 404 traffic, and it takes longer than hour to get to DT (typical, in fact) then in your equation the RE agent SHOULDNT be going down town?

Am I getting that right, bubblehead?

This story brings back memories.

I was referred by some friends to a lady realtor. The first day she's like we're gonna see six condos! I was really surprised as I was used to seeing Real Estate shows where they show three properties and they pick one.

Anywho, the first day I am introduced to her husband and realtor partner who basically chauffeured us. It is so much easier to see condos when you don't have to find parking.
I went out a few more times and went with either her or the husband depending on who was available.
One time it was getting late and the husband was driving me home and made a call saying he would be late for his next showing. I insisted I could take the subway, but eventually deduced it was my friends that were seeing a house, so I tagged along!

So if you need someone to drive, I think that's something you should make clear when you interview the real estate agent.

In any case I think it’s a reasonable request and it’s also reasonable for the realtor to politely decline that request. Good thing the realtor threw a tantrum so you could dodge that bullet before wasting more time.

Sure if I'm able and it's mutually convenient, I would definitely recommend that to the agent to meet up at the first house. However, if the client doesn't have the means, and the agent wants the commission (25k+ on the average house in Toronto), it'd be pretty stupid to not to offer the service. Heck, if I was the agent, I'd pay arrange and pay for the uber to get them to the first house. When I was shopping for houses and we had to discuss the showings over lunch, the agents always offered to pay for the meals. Not necessary but I always appreciated it and it went a long way in recommending them future clients.
